LandTo start, the ideal piece of land in the Jackson area is difficult to find. There are many options to buy lots with large amounts of acreage, yet many are in the multi-million dollar real estate market. With that being said, there is a few options that I have found in neighbouring towns. The ideal lot for my business is a 103-acre lot, located in Tetonia, Idaho. This mountainside property would be a great place to start my operation. It is secluded enough to provide a private skiing/biking experience, yet it has the potential for large amounts of snowfall and excellent terrain. Here is the real estate listing for the Big Hole Ranch:
This 103-acre mountainside property is located on the west side of Teton Valley, nestled in the foothills of the Big Hole range. Bordering National Forest, this elevated acreage, with a south-facing canyon hillside, overlooks 2/3-mile of Packsaddle Creek running along the southern boundary. With several outstanding building sites, mature conifers, aspen groves, and full Teton and valley views, this property presents a rare opportunity to own a remarkable western treasure. LicensingIf our business was successful in obtaining private land, this would be the ideal situation to avoid obtaining special use permits. I believe that this would be the right direction for Wydaho Ski and Bike. The hassle of trying to operate on public land run by the forest service would be something I would like to avoid. The convience of having private terrain and a secluded location would definately help the popularity of my business. By having this aspect, we would avoid the public use of snowmobiles, backcoutry skiers and snowboarders, snowshoeing, etc. With that being said, we would have to work with the 100+ acres to build cat tracks and terrain that would be cut for skiing and biking.
To obtain our business license, we would have to apply for business registration through the Idaho Department of Labor, the Idaho State Tax Commission, and the Idaho Industrial Commision. Taken from there website, this would be our neccesary steps to starting up: You may apply for the following:
You will also be notifying the Idaho Industrial Commission of your business You can also:
Certain types of businesses may be required to register with other state and local agencies as well. In addition, we would have to register with the Idaho Secretary of State. In order to be recognized as a LLC, we would follow the general guidelines Idaho lays out for this type of company: LIMITED LIABILITY COMPANIES Idaho Code § 30-6-Part 1, et seq. The Limited Liability Company (LLC) has some of the characteristics of a sole proprietorship, some of a partnership, and some of a corporation. An LLC may, for tax purposes, be disregarded, be taxed like a partnership or taxed like a corporation (Idaho Code 63-3006A). The LLC has members rather than shareholders. Managers or members may exercise day to day management. The LLC is a business organization that operates under a contract (called an operating agreement) between the owners, much like a general partnership. In order to have a legal existence, the LLC must file a Certificate of Organization with the Secretary of State. The members are protected from personal liability for the acts of the LLC in much the same manner as corporate shareholders. Unlike limited partnerships, LLC's do not impose personal liability on members for participating in management. |
